How to Choose the Best Property Dealer in Zirakpur

Start with registration. Real estate agents who sell RERA-registered projects in Punjab must themselves be registered with Punjab RERA. A genuine dealer will share the agent registration number without being asked twice. Then look for a fixed office you can walk into, a GST number on their invoices, and reviews from people you can trace. A Google rating built over years from many buyers means more than a handful of five-star reviews posted in the same week.

What questions should I ask a dealer before the first site visit?

  1. What is the project’s RERA number and completion date? Then check both on the portal. The completion date filed with RERA is the one the developer is legally held to, not the one in the brochure.
  2. What is the carpet area of this exact unit? In Zirakpur most flats are sold on super area. Two flats both sold as 2,000 sq ft can differ by a full bedroom in usable space.
  3. What is the all-in cost? Ask for parking, club membership, power backup charges, the maintenance deposit, GST and registry costs on one sheet.
  4. Who pays your fee? On new launches the developer usually pays the dealer. On resale, the fee is normally shared or paid by the buyer, and it should be agreed in writing before the visit.
  5. Which other projects should I compare this with? A good dealer will name competitors honestly. If every comparison ends with the same project, you know why.

What does a good dealer do that a bad one does not?

The difference shows up in small things. A good dealer takes you to see an actual handed-over flat in a completed tower, not just the sample flat with the extra mirrors. They tell you which towers face the main road and will be noisy. Should I go directly to the developer instead?

You can, and for a single project you have already chosen it can work well. The catch is that a developer’s sales team can only sell its own project. A dealer who works across the market can tell you how the same budget plays out on Airport Road, VIP Road or the Patiala Highway, and that comparison is usually worth more than any discount. On most new launches, using a dealer does not add to your price, because the developer pays the fee either way.
