Short answer: yes, for most first-time buyers who will actually live in the home, and a 3BHK flat in Zirakpur is usually the right size to buy. The condition I always add is this. Buy the flat you can hold for seven years or more, not the one that stretches your loan to the last rupee. Zirakpur is still cheaper per square foot than Mohali, it has more finished societies at a first-home budget, and the 3BHK is what most builders here are building. Where it is weaker is as a quick flip or a rental that has to pay for itself.

Is Zirakpur a good investment for first-time buyers?
Think about what a first home has to do. It has to fit the family for the next ten years, keep the EMI livable, and still sell if life changes. Zirakpur does well on the first two and reasonably on the third.
On price, 99acres put Zirakpur flats at around ₹6,150 per sq ft when we checked on 18 September 2026, up 9.8% over one year and 78.3% over five (99acres). Mohali averaged ₹8,450 in Square Yards data to June 2026. They are different data providers, so read the gap as a direction, not an exact figure. That five-year number cuts both ways. Zirakpur was cheap and has been catching up, so a first-time buyer today is not getting in at the bottom. Anyone promising you another 78% in the next five years is guessing, and I won’t plan your purchase around it.
What holds up better is location. Zirakpur sits inside Mohali district, with the Chandigarh-Delhi highway, Patiala Road and the Panchkula side all meeting here, and the airport closer than it is from Mohali city (13.7 km against 16 km, per The Tribune, May 2026). Why a 3BHK flat in Zirakpur and not a 2BHK?
Most first-time buyers walk into our office asking for a 2BHK and leave with a 3BHK shortlist. It’s rarely about showing off. The third room becomes a work-from-home study, a room for parents who visit for a month, or a nursery within two years. Moving house just to get one more room means paying stamp duty all over again.
There is a supply reason too. Of the 46 Zirakpur projects we list, 35 offer a 3BHK. A 3BHK flat in Zirakpur is the size builders here are actually building, and it is the size the next buyer will most likely be looking for when you sell.

What size of 3BHK flat in Zirakpur can you actually get?
This is where first-time buyers get caught out. A 3BHK here is not one size. The finished societies mostly have compact 3BHK layouts from about 1,550 sq ft. Many newer launches on Airport Road and the Patiala Highway start their 3BHK at 2,000 sq ft or more, which puts the ticket up by a third without the advert saying so.
Two things to take from that chart. The most affordable 3BHK is usually in a finished building: Escon Primera on Airport Road at 1,550 sq ft (possession already under way), Motia Blue Ridge from 1,611, The Suman Marvelous on VIP Road at 1,745 and The Zirk from 1,750. Among projects still being built, The Vibe on Nagla Road (1,650 sq ft), Atlantis Heights (1,680) and Golden Era Homes (1,750 in the S+14 tower) are still sized with a first home in mind.
All of these are super areas. Ask every developer for the carpet area in writing too, because that is the floor you actually walk on, and the gap between the two changes from one building to the next.

How much cash do you need beyond the home loan?
More than most first-time buyers budget for. Take a 1,600 sq ft 3BHK at the ₹6,150 average. That’s ₹98.4 lakh before anything is added.
The bank won’t fund all of it. RBI rules cap a housing loan above ₹75 lakh at 75% of the property value (RBI), so you need at least ₹24.6 lakh down, and more if the bank values the flat below your agreed price. Stamp duty in Punjab is 7% for a man, 5% for a woman and 6% for a man and woman jointly, with registration at 1% on top (Godrej Capital, May 2026). Stamp duty is charged on the collector rate if that is higher than your price. If the flat is under construction, add 5% GST (GST Council).
So the realistic figure is ₹30 to 37 lakh in hand or arranged, before parking, club membership, power backup and the maintenance deposit. Always ask for an all-in cost sheet that lists every one of those, not a rate per square foot. Two legitimate ways to bring that number down. Put the flat in a woman’s name, alone or as first owner, which saved about ₹2 lakh in the example. Or buy ready to move, which takes GST off the bill entirely. One thing that won’t help on a 3BHK: the PMAY-U 2.0 interest subsidy only covers homes valued up to ₹35 lakh and household income up to ₹9 lakh a year.
Ready to move or under construction for your first home?
For most first-time buyers, ready to move. You pay rent and EMI together for as long as construction runs, so every month of delay is real money. With a finished building you also see the parking, the water pressure and the people you’ll live next to.

Where in Zirakpur should a first-time buyer look?
Choose the corridor by your commute first, then the society.
- Airport Road (PR-7) if you fly often or work toward Mohali. The biggest finished townships are here, and so is the heaviest peak-hour traffic.
- VIP Road for an established street with shops, schools and restaurants already running. Fewer new launches, more resale.
- Nagla Road for newer, value-led projects like The Vibe and Golden Era Homes.
- Patiala Highway for larger new 3BHKs and room to grow. Further out, and much of it is still being built.

What is honestly worse about buying in Zirakpur?
You should hear this before you sign anything. Zirakpur grew along highways before it was properly planned, and you’ll feel it at the main junction at 9 in the morning. Service quality varies by pocket. The town is run by a municipal council with 31 wards (MC Zirakpur), and two societies a kilometre apart can have quite different experiences of water supply and monsoon drainage.
The resale market is younger than Mohali’s, so there are fewer comparable sales to price against. If there’s a real chance you’ll sell within three or four years, factor that in, or read my take on whether Mohali is a good place to buy. And with so many projects under construction at once, the developer’s track record matters more here than in an older market.
None of this is a reason to avoid Zirakpur. It’s a reason to visit your shortlisted society twice, once on a weekday morning, and to ask the residents about water in June.
What to check before you book a 3BHK flat in Zirakpur
Zirakpur is in Punjab, so the project must be registered with Punjab RERA, not Haryana. Look up the number yourself on the Punjab RERA portal. The registered record holds the sanctioned plan and the committed completion date, which is what the developer is bound to. Then check:
- Carpet area in writing, next to the super area.
- An all-in cost sheet with parking, club, power backup and maintenance deposit.
- For a ready flat, the completion or occupation certificate, which is also what removes GST.
- The bank’s valuation before you sign, so the 75% loan cap doesn’t surprise you.
- Whose name the flat goes in, given the 2% stamp duty difference.
So should a first-time buyer buy a 3BHK flat in Zirakpur now?
If you’ll live in it, can hold it for seven years or more, and can arrange about a third of the price in cash, then yes. Pick a ready-to-move society in the 1,550 to 1,750 sq ft range, check the RERA record, and the numbers above work in your favour. If you’re buying only to rent out or to sell in two years, look harder at the figures, or look at a 2BHK first.
