You get big layouts, low density for a high-rise project, a 30,000 sq ft clubhouse and homes that come with VRV air conditioning and a modular kitchen. You pay for that with a long wait, a developer that is still building its delivery record, and highway traffic at the gate.

Who Vamana Arvindam is best for
Families moving up from a 2 or 3 BHK who want real space: 2,300 sq ft and more, a servant room in the bigger types, and a club that works as an extension of the home. Buyers who are not paying rent while they wait, or who can live with paying both for a while. And people whose work or family sits toward Mohali’s Aerocity side, Patiala or Rajpura, where being on NH-7 is an advantage rather than a nuisance.

Vamana Arvindam floor plans and sizes
According to the latest sales sheet, the configurations sit in different towers:
- 3 BHK: 2,325 to 2,518 sq ft, in towers 7, 8 and 10
- 3+1 BHK: 2,690 to 2,950 sq ft, in towers 2, 6 and 9
- 4+1 BHK: 3,685 sq ft, in tower 11
Older price sheets quoted the 3 BHK from about 2,240 sq ft and the 4+1 from about 3,600 sq ft, so if you saw a smaller number earlier, that is why. Go by the sheet for the exact tower you are offered. Every home is both-side open and faces greens, so light and cross-ventilation come from two sides of the house.

Vamana Arvindam carpet area and loading
Carpet areas quoted for the project run from about 1,246 to 2,155 sq ft. Against super areas of 2,325 to 3,685 sq ft, that puts carpet at roughly 54% to 58% of what you pay for, so loading of about 42% to 46%. That is on the heavier side. A 30,000 sq ft club, wide landscaping and big balconies all sit in that loading, so it is not wasted space, but it matters when you compare per-square-foot rates with another project. Ask us for the RERA carpet area of the exact unit, in writing, before you book.
Density: why Vamana Arvindam feels less crowded
This is the point most Vamana Arvindam reviews skip. 312 homes on 7.7 acres works out to about 40 homes per acre. Many high-rise projects around Zirakpur run at 50 to 75 homes per acre; Ananta Aspire across the highway, for example, has 440 homes on about 7 acres, roughly 62 per acre. Fewer homes per acre means fewer cars at the gate, more lawn per child, and a club that is less crowded on a Sunday. Combined with around 40% green area, it is one of the stronger arguments for the project.
What comes with the home
Vamana Arvindam homes are sold “fully loaded”: VRV air conditioning and a complete modular kitchen are part of the standard specification, not an upgrade. The published specification list also includes marble flooring, false ceilings, wall-hung WCs, premium sanitary and CP fittings, concealed wiring and plumbing, a video door phone, a water purifier point and geyser points. Ask which brands are used for the VRV system and the kitchen, and make sure the specification sheet is attached to your agreement.
Vamana Arvindam construction quality
The project is 10 high-rise towers at Ground + 17. A furnished sample flat is ready on site (there is also a 3D tour of it), and that is the best place to judge finish: check the flooring joints, window quality and the kitchen carcass, not the render. We have not seen the structural system published in the sales material, so ask whether the towers use aluminium formwork (Mivan) or conventional RCC, and check the tower-wise progress in the developer’s quarterly RERA filings before you pay a stage instalment.
Vamana Arvindam possession date and construction stage
Vamana Arvindam is under construction. The RERA registration gives May 2029 as the completion date. Some listings still show December 2027; go by the RERA date. With possession that far out, ask for the full payment plan up front and work out how much you will have paid before handover. Builder background: Vamana Group
Arvindam is Vamana’s flagship in Zirakpur. The group, with Dhir, is also building Vamana Riseonic on PR-4 in New Chandigarh. We could not find a completed and handed-over Vamana project in the Tricity to point you to, so the developer is still building its delivery record here. That does not make the project risky by itself, since RERA escrow rules apply, but it means the progress reports, the payment plan and the agreement matter more than the brand. Vamana Arvindam location and connectivity
The project sits bang on the Patiala Highway (NH-7) with a 315 ft frontage and two entrances, close to Airport Road (PR-7) and the Aerocity corridor. The developer’s drive times:
- Cosmo Plaza: 4 minutes
- Paras Downtown Square mall: 5 minutes
- Zirakpur bus stand: 5 minutes
- Panchkula Industrial Area: 8 minutes
- IT Park, Panchkula: 10 minutes
- Chandigarh international airport: about 12 minutes
- Chandigarh railway station: 12 minutes
- Chandigarh IT Park: 15 minutes
Those are off-peak times. NH-7 is heavy at office hours, and the towers nearest the road will hear it. If you are sensitive to noise, ask for a home in an inner tower, and visit once on a weekday morning.
Nearby schools, hospitals and shopping
Schools within a short drive include Dikshant Global School, Delhi World Public School and Delhi Cambridge School, with Chitkara University and Chandigarh University further out. Amcare Hospital is close by, and Fortis Mohali is a short drive. For shopping, Cosmo Mall and Paras Downtown Square are minutes away, with Best Price (Walmart), Metro and Decathlon for bigger runs and Elante Mall in Chandigarh.
Vamana Arvindam amenities and Club Zaira
Club Zaira covers 30,000 sq ft. Inside: a swimming pool with a waterfall, a gym with a steam room, a squash court, a banquet hall, a mini theatre, a cafe and restaurant, co-working spaces, a reading zone, a crèche and guest rooms for visiting family.
Outside: a tennis court, basketball and badminton courts, a cricket practice area, jogging and cycling tracks, an outdoor gym, an amphitheatre, a kids’ play zone, a yoga and meditation lawn, healing and zen gardens, a forest orchard and terrace gardens with gazebos. Security is four-tier, with a reception and visitor parking. The site also plans a sewage treatment plant, an organic waste converter and rainwater harvesting.
A club this size has a running cost. Ask for the maintenance charge per sq ft and the club membership terms with the price sheet; on a 3,000 sq ft home, that number matters every month.
