Every week someone sits across my desk in Zirakpur holding three brochures. All three say “2,000 sq ft”, all three say “possession soon”, and all three are “5 minutes from the airport”. They can’t all be right, and the buyer knows it. That is why I wrote this.
This guide is for anyone thinking about a flat in Zirakpur this year, whether it is your first home, an upgrade or an investment. I am not going to tell you prices will double. I am going to show you what we found when we checked the claims against RERA records and our own data on the 55 Zirakpur projects we track, and then give you a straight answer on whether to buy now.
Where Zirakpur stands in 2026
Zirakpur is where Chandigarh, Mohali and Panchkula roads meet, and that is still its biggest strength. The airport, the Chandigarh-Ambala highway, the Patiala highway and PR-7 Airport Road are all a short drive away. The supply of new flats is large: of the projects on our own list, 17 are under construction with a RERA date and another 11 are announced but not yet open for sale.
The weaknesses are just as real. Roads that were built for a small town now carry tricity traffic. The Tribune reported in mid-2026 that unfinished NHAI work and waterlogging near Singhpura Chowk were causing daily jams (Tribune). The big fix, the Zirakpur-Panchkula bypass, has its contracts awarded but is not built yet. More on that below.
If you want an area-by-area view first, we covered that separately in the best areas in Zirakpur to buy in 2026. Here I want to deal with the sales claims.
Claim 1: “It’s a 2,000 sq ft flat”
Reality: that number is almost always the super area. It includes your walls, balconies and a share of the lobbies, lifts, stairs and clubhouse. The floor you actually live on is the carpet area, and the gap is bigger than most buyers expect.
Here is what we found for 3 BHK flats where the RERA carpet area is published:
| Project (3 BHK) | Super area | RERA carpet area | Carpet as % of super |
|---|---|---|---|
| MCC Fortune, Airport Road | 1,867 sq ft | 1,054 sq ft | 56% |
| Beliston Avenue | 1,772 sq ft | 994 sq ft | 56% |
| The Suman Marvelous, VIP Road | 1,745 sq ft | 960 sq ft | 55% |
| The Ethereal, VIP Road | 1,905 sq ft | 1,022 sq ft | 54% |
| Green Lotus Utsav, Airport Road | 2,100 sq ft | 1,110 sq ft | 53% |
| Atlantis Grand, Highland Marg | 1,915 sq ft | 968 sq ft | 51% |
So a “1,900 sq ft” 3 BHK in Zirakpur usually gives you about 1,000 to 1,050 sq ft of carpet. That is normal for high-rises with big balconies and a clubhouse, and none of these projects is doing anything wrong. The mistake is comparing two flats on super area alone. One builder’s 1,900 can be bigger inside than another’s 2,000. Always compare carpet area, and ask for it in the agreement. You can line projects up side by side in our flat comparison tool.
Claim 2: “Possession in two years”
Reality: check the completion date the builder declared on Punjab RERA. That date is legally binding; the brochure is not. When we looked at the 17 under-construction Zirakpur projects on our list:
- 14 have RERA completion dates in 2029 or later. Six of those are in 2030, and one runs to September 2031.
- One is due in December 2027 and one in 2028.
- One had a RERA date in 2025 that has already passed, and it is still under construction.
Delays have consequences, and RERA does enforce them. In September 2026 Punjab RERA restored a Zirakpur buyer’s cancelled allotment, ordered 10% interest for the delay and told the builder not to issue possession before getting a completion certificate (Rozana Spokesman). Earlier this year, in a Derabassi case, RERA held that possession offered without a valid completion certificate is not lawful possession (India Legal News). The lesson: plan your rent and EMI around the RERA date, not the sales date, and never accept possession without the completion certificate.
Claim 3: “5 minutes from the airport, and the bypass is coming”
Reality: distances in brochures are usually measured at 6 am. Drive the route yourself at 9 am and 6 pm before you believe any number.
The Zirakpur-Panchkula bypass is real, but it is a 2028 story at the earliest. NHAI awarded the roughly ₹1,878 crore project in March 2026 and got permission for defence land at Chandimandir in May. In April the Punjab and Haryana High Court stayed tree felling across Haryana, which covers the trees on the bypass route, and the reported completion target is early 2028 (Tribune). If a flat only makes sense once the bypass opens, you are buying a 2028 benefit at today’s prices.
Claim 4: “Mivan construction, so it’s premium”
Reality: Mivan is good, but it is a method, not a guarantee. The builder pours walls and slabs together in aluminium moulds, so towers rise faster, walls come out straight and there is less plastering. More than 20 Zirakpur projects on our list now use it.
What it doesn’t tell you is how carefully the joints were sealed or how the plumbing was routed. And because internal walls are concrete, you can’t knock one down later to make a bigger living room. The best test is simple: ask to see a finished tower by the same builder, and look at the ceilings in the top-floor flats after a monsoon.
Claim 5: “Book now at the pre-launch price”
Reality: a pre-launch discount is the price you get paid for taking risk. Without a RERA number there is no registered layout, no declared completion date and no rule forcing the builder to keep 70% of your money in a project account. Right now we count 11 announced projects in Zirakpur alone in that position. We list them separately on our Upcoming projects page, so they never get mixed up with flats you can safely book.
Some pre-launch deals do work out well, usually with builders who have finished projects you can walk into. If you go ahead, get the refund terms in writing before you pay anything.
Not sure which of these applies to the flats you’re looking at? Send us the project names and we’ll tell you what RERA says about each one. No sales pitch.
Claim 6: “Prices will go up 20% a year”
Reality: nobody can promise that, and you should be wary of anyone who does. Zirakpur has grown because it is convenient and better value than Chandigarh and most of Mohali, not because of guaranteed returns. Resale in a brand new society can also be slow for the first few years, while many owners are trying to sell or rent at the same time. Buy here because the flat works for your life. If prices rise, treat it as a bonus.
The risks you should weigh
- Traffic: the Patiala road light, the flyover approaches and Singhpura Chowk get badly jammed at peak hours.
- Water and drainage: many societies run on their own tube-wells. Ask where the water comes from and whether the sewage treatment plant actually runs. Older pockets have had long-running civic issues; the High Court once had to step in over tap-water supply to flats in Zirakpur (Tribune).
- Delays: see the RERA dates above.
- Too much supply: a lot of similar 3 BHK stock is coming up at once, which can hold back resale prices in some pockets.
- Aircraft noise: near parts of Airport Road, visit at different times and listen for yourself.
So, should you buy a flat in Zirakpur now?
If you will live in it: yes, if the flat fits your budget and your commute. Favour ready-to-move or near-complete projects with a completion certificate, so you aren’t paying rent and EMI together. Our guide on under construction vs ready to move goes through the maths.
If this is your first home: work out the cash you need beyond the loan first. Stamp duty, registration, GST and parking add up quickly. We broke it down in our first-time buyer guide.
If you are investing for a quick gain: be careful. Most new supply delivers in 2029 or 2030, and flipping a flat before possession is harder than people make it sound.
If you are an NRI buying for parents: prioritise a society that is already lived in, with working maintenance, over a newer launch.
Checklist before you pay any amount
- Find the project on rera.punjab.gov.in and note the RERA number and completion date.
- For a ready flat, see the completion or occupancy certificate yourself.
- Get the carpet area written into the agreement, not just the super area.
- Ask for an all-in cost sheet covering parking, club, power backup, IFMS, floor and corner charges.
- Check that the payment plan is tied to construction stages, not dates.
- Visit a project the same builder has already delivered and talk to residents.
- Ask where the water comes from and whether the STP is working.
- Drive from the site to your office or school at 9 am and 6 pm.
- Confirm which banks have approved the project for home loans.
- Never pay a token on a project that has no RERA number.
How Dewan Realtors helps
We are a Zirakpur office, and this is all we do. Tell us your budget, where you work and when you need to move in. We’ll come back with a short list of flats that actually fit, showing the carpet area, RERA date and full cost of each, not just the brochure numbers. Then we’ll take you to see them, in person or on a live video tour if you are out of town or abroad. You pay nothing for this advice.

Frequently asked questions
Is it a good time to buy a flat in Zirakpur in 2026?
For a family that will live in the flat, yes, as long as you buy something ready or close to completion and check the paperwork. For a short-term investor counting on quick appreciation, be careful: most under-construction projects here have RERA completion dates in 2029 or later, and resale in new societies can be slow.
What is the difference between super area and carpet area in Zirakpur flats?
Super area is what the price is quoted on and includes walls, balconies and a share of lobbies, lifts and the clubhouse. Carpet area is the floor you can actually use inside the flat. In the Zirakpur projects we checked, carpet area was about 51% to 56% of the super area, so a 1,900 sq ft flat usually has roughly 1,000 to 1,050 sq ft of carpet.
How do I check the real possession date of a Zirakpur project?
Look the project up on the Punjab RERA website (rera.punjab.gov.in) and read the completion date the builder declared there. That date is legally binding, unlike the date in a brochure or a sales pitch. Zirakpur is in Mohali district, so it is always Punjab RERA, never Haryana.
Should I book a pre-launch project in Zirakpur?
Only if you are comfortable with risk. Without a RERA number there is no registered layout, no declared completion date and no RERA escrow rule protecting your money. If the discount is attractive, ask in writing how your booking amount will be refunded if the project does not get registered.
When will the Zirakpur-Panchkula bypass be ready?
NHAI awarded the contracts in March 2026 and the reported target is early 2028, but tree felling was stayed by the High Court in April 2026. Treat any flat pitch that depends on the bypass as a 2028 or later benefit, not a current one.
Is Mivan construction better than conventional construction?
Mivan, an aluminium formwork system, lets builders pour walls and slabs together, so towers go up faster and walls come out straighter. It does not guarantee quality on its own, and internal walls are concrete, so you cannot easily move them later. Visit a finished Mivan tower by the same builder before you decide.
Carpet and super areas and RERA completion dates are from our listing records, cross-checked with Punjab RERA, as of 19 October 2026. News items are linked to their sources. This guide is general information, not legal or financial advice. Please verify details with the developer and RERA before you buy.
