Salman Khan Residences in Mohali: What GB Realty’s Jacob & Co. Launch Means for Tricity Buyers

Last week a client who has been quietly comparing 4 BHKs on Airport Road for three months called me and asked one question: “Is the Salman Khan building for real?” He had seen the reels. He hadn’t seen a brochure, a price or a RERA number, and neither had I. So this is the article I wish I could have sent him that afternoon.

On the night of Saturday, 24 October 2026, GB Realty held a launch event in Aerocity, Mohali, for what it calls Punjab’s first Jacob & Co. branded residences. Two of the five planned towers will carry Salman Khan’s name. The developer is talking about an investment of 2,400 to 2,500 crore rupees. That is the headline. Below is what has actually been confirmed, what hasn’t, and how I’d think about it if I were spending my own money.

What was actually announced on 24 October?

Strip away the glamour and the announcement is three things. First, GB Realty has bought a large parcel on Airport Road, Mohali, and says the land alone cost more than 1,000 crore rupees. Second, it has signed Jacob & Co. to brand and shape the design of the project. Third, two of the five towers will be marketed as Salman Khan Residences.

Gurinder Bhatti put it this way in the company’s statement: “Our collaboration with Jacob & Co. brings an international design perspective to the project, supported by GB Realty’s development vision.” He also said the planned 2,400 to 2,500 crore outlay “reflects our confidence in Tricity’s potential and our commitment to creating a new benchmark for luxury living in North India” (Construction World, 26 October 2026).

Salman Khan himself did not come. A video message played at the event: “Due to unavoidable circumstances, I could not make it tonight.” Some papers linked the absence to the security situation around him; neither he nor the developer has confirmed that, so I’ll leave it there.

Two things are worth noticing. Nothing published so far shows Salman Khan investing in the project. His name is on the towers because he is the face of Jacob & Co., the way a watch model carries a brand ambassador’s name. And GB Realty is also talking about a much bigger plan: over 5,000 crore in North India in three years and around 10,000 crore over five, with roughly 3,500 crore of that in luxury and ultra-luxury housing (The Tribune, 26 October 2026). Big numbers. We’ll see how much of it gets registered.

Who is GB Realty, and why does the Jacob & Co. name matter?

GB Realty is young. The company was set up in 2024 and its first two projects are both still under construction. Opus One in New Chandigarh is registered as PBRERA-SAS81-PR1267, with 11 towers and a declared completion date in 2034. The Pinnacle in IT City, Sector 83A is a joint development with STJ Group under PBRERA-SAS81-PR1166. We list both, and we show buyers both, but I say the same thing each time: this group has not handed over a tower yet, so you are buying on plans, approvals and the strength of the partners, not on a delivery record.

That is exactly why the Jacob & Co. name matters. In a branded residence the brand lends its reputation to the building, usually in exchange for a fee and a say in design and finish. Jacob & Co. has done this before: the 104-storey Burj Binghatti Jacob & Co. Residences in Dubai, and two projects in Delhi-NCR, one of them in Noida with M3M. Mohali is its third Indian project and the first outside the National Capital Region. For a new developer, a brand like that is a credibility loan. For a buyer, it is a reason to expect a higher standard of finish, and a higher price.

What is a branded residence, and what premium do they sell at in India?

A branded residence is a home sold under the name of a hotel chain, a fashion or jewellery house, or a car maker, where the brand sets design standards and often runs the services. Globally these homes sell at about a 33 percent premium to similar unbranded flats. India is right at that level: NOESIS Hotel Advisors’ third edition of “The Landscape of Branded Residences in India”, released in October 2026, puts the average Indian premium at 32 percent, with Pune at 44 percent and Hyderabad at 25 percent (Construction World, 13 October 2026).

The same report is why I take this launch seriously rather than dismissing it as a celebrity stunt. India is now the largest branded residence market in Asia-Pacific by value, at roughly 920 billion rupees. Supply tripled in 2025, from 1,015 to 3,181 homes. The project count is expected to grow from 47 to 85 by 2028, and the share of new projects outside the big metros is forecast to jump from 8 percent to 45 percent. Mohali is one of the expansion markets the report names, alongside Goa, Alibaug, Rishikesh and Bhubaneswar.

One more detail that explains why a watch brand, not a hotel, is on these towers: 73 percent of India’s branded units are tied to non-hospitality brands, against about 20 percent worldwide. Indian buyers, it turns out, would rather have a fashion or jewellery label on the door than a hotel flag. A Jacob & Co. tower in Punjab fits that pattern perfectly.

Where is the site, and what does the location give you?

Airport Road is the one stretch of the Tricity where I’d expect a project like this. It runs from the Chandigarh airport roundabout past Aerocity to the IT City and Sector 82 belt, and within a few minutes you have the airport, the Mohali railway station, Fortis in Sector 62 and the CP67 and Bestech malls. If you haven’t read it yet, our Aerocity Mohali buyer’s guide covers the corridor in detail.

The exact parcel is where the reports disagree. The Tribune describes 5.5 acres in Sector 118. Other reports, apparently from the developer’s briefing, describe about nine acres bought at a local authority auction. Both are on Airport Road, so for now read it as “Airport Road, Mohali side, sector to be confirmed” and wait for the site plan in the RERA filing.

What is certain is the company it will keep. Around the same time, DKG Landcorp is readying six ultra-luxury towers at Airport Chowk in Aerocity, with a one lakh square foot clubhouse. Add The Pinnacle’s 36-floor towers in IT City and the Jacob & Co. project, and Airport Road is turning into the Tricity’s ultra-luxury row. That is good for the address and, in my experience, it also means more choice and more negotiating room for buyers in 2027 and 2028 than the launch hype suggests.

What is still missing: RERA, sizes, price and possession

As of 6 November 2026 we could not find a Punjab RERA registration for this project, and the developer’s own marketing material says the number is “coming soon”. That matters more than anything in this article. Without a PBRERA number there is no approved layout, no legally declared completion date, and no requirement that 70 percent of your money sits in a project escrow account. Any “pre-launch booking” at this stage is an expression of interest, nothing more.

The unit sizes haven’t been released either. The news reports say 3, 4 and 5 BHK; some unofficial channel partner pages are already quoting super areas from about 3,100 to over 6,000 square feet, with 30:30:40 payment plans. Treat those as guesses until a price sheet with a RERA number on it exists. We have seen the same pattern on earlier Airport Road launches, where early “insider” figures turned out to be off by 20 percent or more.

Possession is also unknown. For a sense of scale, Opus One, the group’s other large project, carries a 2034 completion date on its RERA filing. Five ultra-luxury towers with a design partner in New York are not a three-year job. If you need to move in before 2030, this is not your project; look at ready or near-ready options instead.

Should you book a Salman Khan residence in Mohali?

Here is how I’d split it. If you are an NRI or a Tricity business family who wants a landmark home on Airport Road, likes the Jacob & Co. aesthetic, and can comfortably wait five to seven years, register your interest now and buy when the RERA number and the price list are out. Early buyers in branded projects usually get the better floors and the better payment plans, and the premium is the cost of the name. Our NRI buying guide covers the paperwork side.

If you are buying as a pure investment, be more careful. Branded residences in Delhi-NCR and Mumbai have a resale market. Mohali doesn’t have one yet; this would be the first. The 32 percent premium you pay at launch has to be recovered from a future buyer who also values the brand, and in a tier-2 city that pool is small. I’d rather see those buyers in a strong unbranded luxury project on the same road, and we’re honest about that in our office.

And if you are a first-time buyer stretching for a 3 BHK, this project isn’t aimed at you, and that’s fine. The same corridor has sensible options, and our guide to the best sectors in Mohali is a better place to start.

Either way, don’t pay anyone a “token” to hold a unit in a project that isn’t registered. Not us, not the developer’s sales desk, not a channel partner. When the Punjab RERA listing appears, we’ll update this article with the registration number, the site plan, the carpet areas and the launch pricing.

Frequently asked questions

What are the Salman Khan Residences in Mohali?

They are two of the five towers in GB Realty's new Jacob & Co. branded project on Airport Road, Mohali, announced on 24 October 2026. The two towers carry Salman Khan's name under his role as Jacob & Co.'s global brand ambassador; the other three towers carry the Jacob & Co. name. Nothing published so far shows him as an investor in the project.

Is the GB Realty Jacob & Co. project in Mohali RERA registered?

Not as of 6 November 2026. We could not find a registration for it on the Punjab RERA portal, and the developer's own announcements do not quote a number. Until a PBRERA number is issued there is no approved layout, no declared completion date and no escrow protection, so treat any "booking" as a pre-launch expression of interest.

Where exactly is the Salman Khan Jacob & Co. project in Mohali?

On Airport Road (PR-7), Mohali. The Tribune reports a 5.5 acre site in Sector 118, while other reports describe a nine acre parcel; the developer has not published a site plan yet. Both versions put it on the same stretch that runs from Aerocity and the Chandigarh airport towards the IT City belt.

What will a flat in the Salman Khan Residences cost?

No price has been released. The announcements talk about 3, 4 and 5 BHK ultra-luxury apartments and a total outlay of about 2,400 to 2,500 crore rupees, nothing more. Going by NOESIS data from October 2026, branded homes in India sell at an average 32 percent premium over comparable unbranded projects, so expect pricing above the current Airport Road luxury launches.

Who is GB Realty?

A Mohali and New Chandigarh developer founded in 2024 by Gurinder Bhatti. Its earlier projects are Opus One in New Chandigarh (PBRERA-SAS81-PR1267, 11 towers) and The Pinnacle in IT City, Sector 83A, developed with STJ Group (PBRERA-SAS81-PR1166). Both are under construction, so the group does not yet have a delivered project to judge it by.

Are branded residences a good investment in Mohali?

Honest answer: it is early. India's branded residence stock tripled in 2025 and the segment is now worth about 920 billion rupees, but almost all of that is in Delhi-NCR, Mumbai, Hyderabad, Pune and Goa. Mohali is listed by NOESIS as an expansion market, not a proven one. Buy it as a home you want to live in, with the premium as the cost of the name, not as a quick flip.
