Lincoln Hills is an upcoming low-density estate by Myrus Ventures in the Shivalik foothills of Panchkula Extension, near Raipur Rani. Spread across around 100 acres, it is planned as one-acre and half-acre estate plots for farmhouse-style homes, with a 35,000 sq ft clubhouse, a helipad and a long list of outdoor amenities. It is not open for sale yet, and we have not found a Haryana RERA registration for it.

Estate plots, not flats
Lincoln Hills sells land, not apartments. Each plot is for one detached home with no shared walls, and the developer builds a 10 ft wide, multi-level green hedge around every plot, with a common 10 ft frontage that it maintains. Low ground coverage leaves room for lawns, a pool and a garden, and the brochure pitches the plots for weekend homes, retreats or a permanent move. Exact plot sizes, frontage and how much you are allowed to build have not been released, so ask for the approved layout and the building rules before you pick a plot.

Clubhouse and amenities
The 35,000 sq ft clubhouse is planned with a restaurant and bar, a 150-guest banquet hall, a gym, a medi-spa with hydrotherapy pools and a sauna, a library, an activity room and a gaming arcade. Outside, the brochure lists an infinity pool, lawn tennis, padel, pickleball, badminton and basketball courts, mini golf, a skating rink, a rock-climbing wall, box cricket, an open-air gym, a kids' play zone and adventure area, a fishing deck, an open-air cinema, camping and bonfire areas, a tree house, a meditation forest, a botanical garden, a pet park, boutique cafes and a community helipad.
The developer also says it plans to hand day-to-day maintenance to a national facility-management company and to run hospitality with a five-star hotel partner. No company has been named yet, so treat both as intentions until they appear in the agreement.
Location: Shivalik foothills near Raipur Rani
The site sits near Dandlawar village, off the Raipur Rani road. The brochure gives these distances: Panchkula about 25 km, Ambala about 35 km and Raipur Rani about 8.5 km, with Morni Hills close by. The route runs out along NH-7 past Eldeco Aranya. This is countryside, so drive out once to check the last stretch of road, mobile coverage and how far daily needs are.
What to check before you buy land here
- The Haryana RERA registration and the licence or change-of-land-use approval for the estate.
- Clear title of your exact plot and whether the sale deed is for a demarcated plot.
- Building rules: how much you can build, height limits and any design controls.
- Water source, power supply and the maintenance charge per acre.
