Home-loan affordability is holding up across most of India’s big cities in 2026 — and the same forces reach all the way to the Chandigarh Tricity. Here’s the latest picture, and what it means if you’re weighing a purchase in Zirakpur, Mohali or Panchkula.


What the Knight Frank report says
According to Knight Frank India’s first-half 2026 affordability index — reported by Business Standard on 3 July 2026 — six of the country’s eight largest housing markets stayed in “comfortable” territory. The index tracks the share of household income a family needs to service home-loan EMIs; a reading below 50% is considered comfortable.
Ahmedabad was the most affordable at 23%, followed by Kolkata (25), Pune (28), Chennai (29), Bengaluru (35) and Hyderabad (41). Only Mumbai (69) and the National Capital Region (67) stayed above the comfortable mark. Knight Frank credited the Reserve Bank’s cumulative 125-basis-point cut in the repo rate, which lowered borrowing costs and is expected to keep supporting demand through the rest of the year. As chairman Shishir Baijal put it, lower interest rates continue to support buyers, keeping sales close to post-pandemic highs.
What it means for Chandigarh Tricity buyers
The Tricity — Zirakpur, Mohali and Panchkula — doesn’t feature in the top-eight index, but the same tailwinds work even more in a buyer’s favour here. Entry prices are lower than in the metros, and with home-loan rates around 7.5–9% for salaried buyers with good credit, the share of income needed to service an EMI sits comfortably below the 50% mark for most mid-income households. For families planning to stay five years or more, this is one of the more favourable buying windows in recent years.
