Short version: Escon Primera on Airport Road is one of the most affordable ways to move into a finished 3 BHK in a large gated township in Zirakpur, with families already living in Phase 1 and a sports-led amenity list that includes golf putting and a cricket facility. The trade-offs are compact layouts (the standard 3 BHK has two toilets), Phase 2 still under construction around you, and loading that rises sharply in the bigger Phase 2 homes.

Who Escon Primera is best for
First-time buyers who want a ready 3 BHK at a sensible ticket: the 1,550 sq ft home is the smallest ready 3 BHK we list in a township of this size. Families who fly often or work toward Mohali, since Airport Road is the quickest side of Zirakpur for both. Buyers on a tighter budget who are fine with a 2 BHK of 1,305 sq ft. And families who will actually use the sports facilities.
It is less suited to buyers who want generous bathrooms in a 3 BHK, a quiet finished campus with no construction nearby, or a large 4 BHK home.

Both phases also have a small number of penthouses. Some sheets quote the 3+1 BHK at a different size, so go by the sheet for the exact unit you are offered.
Escon Primera carpet area and loading
The RERA filings list the Phase 1 3 BHK as a “3 BHK with 2 toilets” of about 940 sq ft carpet, and the Phase 2 3 BHK with store at about 1,132 sq ft carpet. Against sale areas of 1,550 and 2,050 sq ft, that is roughly:

The Phase 1 3 BHK is the efficient one. The Phase 2 home is bigger on paper, but about 45% of its sale area is common space and balconies. Note the two toilets in the standard 3 BHK, which is fine for many families and a deal-breaker for some. Ask for the RERA carpet area of your exact unit in writing and check the toilet count on the floor plan.
Escon Primera construction quality
The towers are built with Mivan aluminium formwork, and the developer describes the project as debt-free, with no bank loan, on land it owns outright. Because Phase 1 is finished and occupied, you do not have to judge quality from a render: walk through a handed-over flat, check the plaster, tile joints, window seals and any seepage, and talk to the residents. Ask them about water supply in June and how the internal roads drain in the monsoon; they will tell you honestly.
Escon Primera possession and construction stage
Phase 1 was registered on 1 June 2019 with a completion date of 31 May 2025, and RERA shows it as completed, with families already living there. The 2 BHK towers P and Q were the last part of Phase 1, so check their status if you want a 2 BHK. Phase 2, towers R, S and T, was registered on 11 January 2022 with a completion date of 31 December 2026 and is still under construction. If you buy in Phase 1, expect construction activity next door until Phase 2 finishes. Buying a unit with its completion certificate also means no GST on the price.
Builder background: Escon and Malwa Projects
Escon Primera is built by Malwa Projects Pvt Ltd under the Escon brand. Its earlier project, Escon Arena on Nagla Road, is shown as completed on Punjab RERA, with completion in June 2018. A delivered project plus a finished Phase 1 here is a better track record than most developers on Airport Road can show. One thing to read carefully: the township is marketed at 21 acres, while the two RERA phases together cover roughly 7.8 acres of residential land. Ask what the rest of the township holds and whether it forms part of the common area you will share. Verify both registrations yourself on the Punjab RERA portal.
Escon Primera location and connectivity
The project sits on Airport Road (PR-7) at Village Chatt, with direct access to the airport highway. Distances published by the developer: the international airport about 9.6 km, a shopping mall about 2.9 km, an international school about 2.8 km and restaurants about 3.3 km. Airport Road is the fastest route to the airport and Mohali, and the busiest at peak hours, so visit once on a weekday morning.
Escon Primera amenities
The amenity list is built around sport: a golf putting course, a cricket facility, basketball and tennis courts, a clubhouse and a gym, with landscaped green areas between the towers. Two practical extras stand out: a 24×7 medical centre with a doctor and an ambulance on campus, and four-tier security with covered parking. Ask for the current maintenance charge per sq ft, since you start paying it from possession.
