Eldeco Terra Grande is a gated community of about 80 luxury villas by the Eldeco Group in the Kasauli hills of Sirmaur, Himachal Pradesh, at roughly 6,000 ft. It is RERA registered (HPRERASIR2023060/P), and its first phase of 39 villas has sold out. For Tricity families, it is a second home about two hours from Chandigarh, built by a developer with more than 35 years of delivered work.

The villas

These sizes come from partner sheets, not the RERA filing, so ask for the carpet area and plot area of the exact villa you are offered. Villas come in uphill and downhill versions depending on the slope, which changes the views, the number of steps to the door and how much sun the garden gets. Walk both before you choose.
Studio Lotus has designed the homes around local material: Himalayan stone, reclaimed wood and big openings to the valley. At three villas an acre, the density is far lower than most hill projects, where villas are packed close together on terraces.
Amenities
A central clubhouse with a spa, an infinity pool, a fitness centre and a library, plus walking trails, play courts, a children's area, convenience shopping and a medical room. For a second home, ask how the villa will be looked after when you are away: who runs maintenance, what it costs and whether a rental programme is offered.
Location and access
The site is in the Pachhad area of Sirmaur, on the Kasauli side of the hills. Published distances: Chandigarh about 63 km and its airport about 62 km, Kalka railway station about 36 km, Dharampur about 26 to 31 km, Solan about 33 km and Shimla about 78 km. The last stretch is a hill road, so drive it yourself once, ideally in the monsoon, before you decide.
