Highland Luxuria is a villa-only address on High Ground Road, Zirakpur, which is rarer here than it sounds. Most of what gets built on this side of town is apartments; Highland Lifespaces used 2.53 acres for just 41 villas instead, which works out to roughly 16 families per acre. If the reason you are still renting is that you want a house and not a flat, this is one of the few RERA-registered options in Zirakpur that actually gives you one.
What you get
Each home is a 4+1 BHK duplex villa of about 1,984 sq. ft. carpet area, built on plots of around 150 sq. yards. The plus-one is a usable room, not a token study, and the duplex layout keeps the living and sleeping floors properly separated. Registered with Punjab RERA as PBRERA-SAS79-PR0931, so the approvals are on the public record and you can verify the project yourself before booking anything.
Location and connectivity
High Ground Road puts you four minutes from Trinity Hospital and about ten minutes from Chandigarh international airport, IT City Mohali, Tribune Chowk and Elante Mall. GMCH-32 is roughly twelve minutes and Chhatbir Zoo eight. That is a genuinely central position for a villa project: close enough to Chandigarh for a daily commute, far enough out to get land at a price that a comparable Chandigarh kothi would never match.
Amenities
Landscaped gardens, jogging tracks, a kids play area, meditation zone, squash court, indoor games, reserved parking, lift, CCTV and manned security, power backup, RO water, intercom and maintained street lighting. A small community means these facilities stay usable rather than crowded, which is the practical argument for low density over a big tower project with a longer amenity list on paper.
Our take
Villas in Zirakpur trade at a premium to flats and hold that premium better on resale, mostly because nobody is building many of them. The RERA possession date for this project was January 2026, so ask us for the current handover status and which units are still unsold before you plan a site visit. We will tell you honestly how the remaining inventory compares with what has already sold.
What a villa here actually costs to run
Buyers usually compare the sticker price and stop there, which is the wrong comparison. A villa carries its own maintenance rather than a shared society charge, so budget for exterior painting every few years, your own water pump and lawn upkeep. Against that, you own the land under the house rather than an undivided share of it, there is no lift or common-area levy, and there is no society vote standing between you and the extra room you want to build later. Over a ten-year hold, most owners we deal with end up ahead on a villa compared with a same-priced apartment.
Who this suits, and who it does not
It suits families who want their own gate, parents who want a ground-floor bedroom, and anyone who has decided the next move is the last move for a while. It does not suit an investor chasing quick rental yield: villas rent to a smaller pool of tenants than 3 BHK flats do, and they take longer to let.
